Show Your Property Some Love
Roses Are Red, Maintenance Is Key: Show Your Property Some Love This February
This February, consider a gift that goes beyond roses and chocolates and show your multifamily property some love! As a landlord, you know that caring for your investment goes beyond interviewing prospective tenants and collecting rent; it’s about ensuring the safety, comfort, and longevity of your property. We’re not talking about buying flowers for your property – although a little landscaping never hurts. We’re talking about proactive maintenance and necessary repairs that will not only save you money in the long run but also show your tenants how much you care.
Here are some ways to show your property a little love now that could save you a lot of hassle later:
Check On Your HVAC System
You prioritize regular care to keep yourself and your family healthy, so remember that your property’s HVAC system needs regular checkups too. Most heating and air-conditioning equipment should be inspected, cleaned, and tuned annually. Regular maintenance keeps equipment running smoothly and ensures everyone stays comfortable. If your HVAC system hasn’t been serviced recently, now is a good time to schedule an inspection. Ensuring that filters are clean and the system runs efficiently will keep tenants cozy through the winter chill and the summer heat.
Don’t Overlook Leaks
Water leaks can be a serious problem if left unchecked. A dripping drainpipe or slow ceiling leak might seem like a minor annoyance, but over time, it can lead to mold, structural issues, and ultimately, costly repairs and higher insurance premiums. Take time this month to inspect pipes, faucets, toilets, and ceilings for leaks or signs of water damage. Investigate any reports of water getting in during rainstorms or musty smells after wet weather. Replace old weather stripping and consider installing water leak sensors. Remind tenants to keep the thermostat set to a minimum of 55°F and let water drip from faucets during cold snaps to prevent frozen pipes.
Remember to Inspect Your Roof and Gutters
Preventive roof and gutter maintenance is key to protecting your property from costly repairs. Cleaning leaves and other debris out of gutters and regularly checking to make sure your roof doesn’t have missing shingles or leaks ensures water flows off properly, preventing moisture damage to your building’s structure. A little roof TLC in February will save you the stress of dealing with leaks when spring rains arrive.
Spruce Up Your Property’s Exterior
You might think that landscaping is just cosmetic, but it’s a great way to show your tenants that you care about the property – and the people who live there. Take time this February to tidy up your outdoor space. Trim bushes, remove dead plants, and touch up paint where needed. When spring arrives, you can add fresh mulch, plant some flowers, and clean up walkways after winter wear and tear to elevate the overall appeal of your property.
Test Smoke and Carbon Monoxide Detectors
This one’s nonnegotiable. Smoke and carbon monoxide detectors are a small but crucial part of keeping your tenants safe, and they require regular attention to make sure they’re working. Test smoke and CO detectors monthly, replace batteries annually, and replace detectors every 10 years (or sooner if they’re not functioning correctly). By taking this simple step, you’re showing your tenants you care about their safety.
Keep Your Water Heater in Good Working Order
If your rental property’s water heater isn’t working properly, it could lead to complaints and chilly reviews from your tenants. Check the system for any leaks or issues, and have it flushed annually to remove sediment buildup. A little proactive maintenance can help ensure that your tenants enjoy warm showers year-round, and help you avoid a costly breakdown when you least expect it.
Keep the Creepy-Crawlies Away
Nobody wants to share their space with pests. This February, consider scheduling pest control services. Regular treatments will keep termites, rodents, and insects at bay, ensuring that your tenants feel comfortable in their home and preventing potential structural damage.
Boost Your Energy Efficiency
Consider replacing outdated appliances with energy-efficient models, upgrading insulation, and adding weather stripping to windows and doors. By investing in these upgrades, you’ll not only make your property more appealing but also help your tenants save on utility bills.
